Waxahachie has some of the prettiest old homes in North Texas. The gingerbread-trim Victorians around the courthouse square, the tall-ceilinged houses on the older downtown streets, the places that were standing long before central air was ever a thing. I love working on them, and I hear the same worry from their owners every summer: how do I cool this house without tearing it apart? For most of these homes, the answer is a ductless mini-split, and it’s worth explaining why.
Why ductwork fights these houses
The homes near the square were built on pier-and-beam foundations, with plaster walls, narrow chases, and layouts nobody designed around a duct system. When central air came along, the standard fix was to shoehorn ductwork in wherever it would go, usually a compromise that cost comfort and character both. There often just isn’t a clean path to run supply and return duct to every room without opening up walls and ceilings that a homeowner spent good money keeping original.
So people end up living with window units that ruin the look and barely keep up, or a retrofitted central system that cools the front of the house and forgets the back bedroom entirely. Neither is a good outcome for a house this nice.
What a mini-split actually is
A ductless mini-split skips the ductwork completely. There’s a small outdoor unit, one or more slim indoor heads mounted on the wall, and a three-inch hole through the wall connecting them. That’s it. No attic full of duct, no torn-open ceilings, no compromise runs squeezed between the joists.
And these aren’t the noisy window units your grandparents fought with. Modern mini-splits are quiet enough to sleep next to, efficient enough to embarrass a central system on paper, and because they’re heat pumps, the same unit cools through a Texas August and heats through a winter blue norther. One machine, both seasons, and almost no impact on the house itself.
Keeping the character intact
This is the part that matters most to owners of the old homes downtown. A mini-split install can be genuinely discreet when it’s done with care. That means:
- Placing the indoor heads where they tuck into the room instead of dominating it
- Routing the lineset cleanly, covered and tidy, instead of draping it down the siding
- Choosing an outdoor unit location that stays off the street-facing elevation
- Handling the condensate drain so it disappears instead of dripping down your foundation
Done right, the system is nearly invisible from the curb and completely reliable from the inside. On a house you’re proud of, those install details aren’t extras. They’re the whole job.
The window-unit trap
Before people call me, most have already tried to solve the hot-room problem the cheap way, with window units. I understand the instinct, but on a historic Waxahachie home it’s usually a false economy. A window unit blocks the light and ruins the look of a beautiful old window, it’s loud enough that you notice it every minute it runs, it only cools the one room it’s jammed into, and it’s genuinely inefficient, so it works your electric bill hard all summer for mediocre comfort. And in a house with tall ceilings and leaky old glass, a window unit often can’t even keep up with the load in the first place.
A mini-split costs more up front, no question. But it’s quieter, dramatically more efficient, invisible from the street, and it actually keeps the room comfortable through the worst of August. For a house you plan to keep and care about, that’s the difference between a stopgap you’ll replace in three summers and a real system you’ll be glad you put in. I’ll always give you the honest comparison so you can decide which one your situation calls for.
Room-by-room control, which these houses need
Old homes almost never cool evenly. The upstairs bakes, the room over the porch roasts, one back bedroom stays fine while the rest of the floor swelters. A multi-zone mini-split turns that into a strength: one outdoor unit can run several indoor heads, each with its own remote and its own temperature. You cool the room you’re in without paying to condition the whole floor, and you finally get the hot upstairs bedroom under control without oversizing everything else.
For a lot of the downtown homes with no central system at all, a multi-zone setup is the smartest way to bring the whole house into the modern era in one clean project.
Sizing it honestly
The one place a mini-split goes wrong is sizing, and old homes make that trap easy to fall into. Tall ceilings hold more air, single-pane windows leak heat, and original walls may have little insulation. Size the head to the square footage off a chart and you’ll end up with a unit that runs flat out in August and never quite wins. I do the honest load math on the actual room, ceiling height and windows and all, so the system keeps up when the Texas heat index is topping 105.
This is also where I’ll sometimes tell a homeowner something they didn’t expect to hear: spend a little on the room before you spend a lot on the equipment. A few hours of insulation in the attic above a bonus room, or weatherstripping on an old drafty door, can drop the load enough that a smaller, cheaper mini-split keeps up with room to spare. I’d rather send you into a cheaper unit that works perfectly than sell you a bigger one that’s papering over a problem you could have fixed for a fraction of the cost. That’s the kind of tradeoff I lay out plainly, and then the call is yours.
What I look at when I walk your house
When I come out to one of the older homes downtown, the visit isn’t a quick glance and a number. I’m reading the house so I can design the system around it. Here’s what I’m actually checking:
- Ceiling heights and room volume, because a twelve-foot ceiling holds a lot more air to condition than the eight-foot ceilings the sizing charts assume.
- Window count, size, and exposure, since single-pane glass on the west and south sides pours heat in through a Waxahachie afternoon.
- Wall and attic insulation, or the lack of it, which is the single biggest variable in an old home’s real cooling load.
- The wall paths for the lineset, so I can route it cleanly without disturbing plaster or original trim.
- Where the outdoor unit can live, ideally tucked off the street-facing elevation where it stays out of sight.
- How the rooms get used, because a bedroom, a home office, and a rarely-used parlor don’t all need the same treatment.
By the time I’m done, I can tell you what the house actually needs, room by room, instead of guessing from the footprint. On a historic home that level of care is the difference between a system that disappears into the house and one that fights it.
What it’s like to live with
Homeowners who’ve only known window units or a struggling central system are usually surprised by how a well-installed mini-split changes daily life in an old house. The heads are quiet enough that you forget they’re running. Each room holds its own temperature, so the person who likes it cool at night and the one who runs cold aren’t fighting over one thermostat. And because the system only conditions the space you’re using, you’re not paying to cool a whole empty floor to keep one occupied bedroom comfortable. For a lot of the downtown homes I’ve worked on, it’s the first time the house has actually felt right in the summer since it was built.
