Buying a house, closing out a builder warranty, or just wanting the truth about an aging system: a 2L inspection gives you documented findings from a tech with no dog in the fight.

The straight version

An HVAC inspection is only worth what its honesty is worth. Inspections sold as loss leaders exist to generate repair tickets, and everyone in the industry knows it. Ours exist to answer real questions: what shape is this system in, what will it likely need and when, and is anything unsafe. The answers come with photos, readings, and plain language you can act on, whether that’s negotiating a home purchase or planning next year’s budget.

The common occasions: pre-purchase inspections when the general home inspector’s two-line HVAC note isn’t enough, pre-warranty-expiration inspections on newer homes while defects are still the builder’s bill, code-compliance checks when remodeling or selling, and condition assessments on aging systems where repair-or-replace decisions are coming. Each produces a written report you own.

Timing matters more in this trade than most people expect. Spring is the honest window for cooling work, before the first triple-digit week exposes every marginal capacitor and low charge in the county at once. Fall belongs to heat: combustion checks, heat exchanger inspections, and the repairs that are cheap in October and miserable in January. If the calendar lets you choose, choose the shoulder season, and if it does not, the emergency line answers either way.

How we approach it

The pre-warranty-expiration inspection is the sleeper value here. Builder-grade installs hide their shortcuts well inside the first couple of years, and finding a wrong-sized return or a sloppy charge before the warranty closes moves that bill from your pocket back to the builder’s. If your home is approaching its warranty date, that inspection is worth scheduling this month, not someday.

Maintenance is the cheapest HVAC money you will ever spend, but only when it is real: readings taken and recorded, coils actually cleaned, drains actually cleared, and a straight report instead of a commission-driven discovery list. What a visit looks like

  1. You call or send the form and describe what the system is doing. You get an honest arrival window on the phone.

  3. You decide. Repair-first is the default when the math favors it, and nobody here earns commission on findings.
  4. The work gets done, verified, and explained. If something we did isn’t right, we come back and make it right.

Good to know before you call: the diagnostic visit carries a plain flat charge that gets told to you when you book, and it comes off the job if you go ahead with the work. After-hours emergencies cost more and the terms get stated on the phone before a truck rolls, never discovered on an invoice. And if what you describe sounds like something you can safely check yourself, a tripped float switch, a clogged filter, a breaker, we will say so and save you the visit.

Why do I need an HVAC inspection when the home inspector already looked?

General inspectors verify the system turns on. We verify what it is: sizing, charge, exchanger condition, duct health, remaining life. On the biggest mechanical system in the purchase, that difference is worth thousands in negotiation.

What does the written report include?

Findings in plain language, photos of anything notable, measured readings against spec, safety flags if any exist, and honest guidance on remaining life and coming costs. It’s a document you can hand a seller, a builder, or your own planning spreadsheet.

Will you try to sell me repairs after the inspection?

No. Inspections here are decoupled from sales on purpose, that’s what makes the report worth something. If you later want us to fix what the report found, we’re glad to quote it, and equally fine if you take the report elsewhere.

What is a code-compliance inspection?

A check of the installation against current mechanical code: venting, clearances, electrical, condensate handling, gas piping. Useful for remodels, additions, insurance questions, and pre-sale peace of mind.

How long does an inspection take?

Sixty to ninety minutes for a typical single-system home, longer for multi-system or complex setups. Rushing an inspection defeats its purpose, so we don’t.
