The straight version
The rooftop package unit is the workhorse of Texas commercial buildings: heating, cooling, and ventilation in one weatherproof cabinet, out of the way on the roof. Its virtue is also its risk, nobody sees an RTU struggling. Belts squeal to an empty roof, economizer dampers seize open and feed August air into the return, condenser coils mat over with cottonwood, and the first anyone hears of it is a comfort complaint or a shocking utility bill.
We give RTUs the attention their location denies them: installation with proper curbs and clean penetrations, repairs across all major brands and vintages, and maintenance schedules that put eyes on the roof before each season. Economizer service earns special mention, a working economizer provides genuinely free cooling during Texas shoulder seasons, and a broken one silently does the opposite. Most we find have been broken for years.
A word on urgency, since half these calls start with it: describe the symptoms on the phone and you will get an honest read on whether this is a tonight problem or a this-week problem. Households with babies, elderly family, or medical equipment go to the front of the line. How long do rooftop units last in Texas?
Fifteen to twenty years maintained, often barely ten neglected. Roof exposure is brutal here, hail, ultraviolet, and hundred-degree operating ambients, and maintenance is the difference between the two numbers.
What’s an economizer and why does it matter?
A damper system that pulls in outside air for free cooling when the weather allows, which in Texas shoulder seasons is real money. They’re also the most commonly failed component we find, often stuck for years, costing the owner every mild day.
Can you replace an RTU without matching the old curb?
Yes, curb adapters bridge old roof curbs to new unit footprints cleanly, which keeps replacement from becoming a roofing project. It’s standard practice on changeouts and we handle the coordination.
How often should RTU filters and coils be serviced?
Filters quarterly for most operations, coils cleaned at least annually before cooling season. Cottonwood and construction dust can mat a condenser in weeks, and a matted coil taxes the compressor every runtime hour.
Do you inspect the heat side of combo units?
Yes, gas heat exchangers on RTUs get the same combustion inspection we give furnaces, and for the same safety reasons. Rooftop location doesn’t exempt combustion equipment from scrutiny.
