Air conditioning maintenance built around the Texas cooling season
Five-plus months of hard runtime is what your AC faces every year here. A real maintenance visit before the season, coils, charge, electrical, condensate, is the difference between coasting through August and meeting us there.
The straight version
Air conditioning maintenance has a bad name because so much of what’s sold under that name is a fifteen-minute glance with a checklist and an upsell. The real thing is physical work with measurable results. Condenser coils get genuinely washed, because a season of cottonwood and dust can cost a system a meaningful slice of its capacity and force the compressor to run hotter for every hour of the summer. The charge gets checked against superheat and subcooling numbers. Capacitors get tested under load, not eyeballed. The condensate path gets flushed and the float switch proven, which is a two-minute task that prevents the single most common summer water damage claim in this part of Texas.
The payoff is boring in the best way: bills that stay where they should, capacity that’s actually there on the 105-degree afternoon, and failures caught in April at part prices instead of July at emergency prices. Your visit ends with the readings on paper and a plain sentence about anything worth watching.
A word on urgency, since half these calls start with it: describe the symptoms on the phone and you will get an honest read on whether this is a tonight problem or a this-week problem. Households with babies, elderly family, or medical equipment go to the front of the line. Everything else gets a real window, not a four-hour maybe, and after-hours terms get stated plainly before a truck ever rolls.

What the cooling-season visit covers
- Condenser coil washed, not rinsed at arm’s length
- Evaporator coil inspected and cleaned as access allows
- Superheat and subcooling checked against manufacturer spec
- Capacitors and contactor tested under real load
- Condensate drain flushed and the float switch proven
- Blower wheel, belt, and amp draws inspected
- Temperature split measured and recorded
- Readings compared against last season’s numbers

How we approach it
One-off visits are welcome, and the maintenance plan makes it automatic: the spring cooling visit and fall heat visit get scheduled for you, with plan pricing and priority when the calendar gets brutal. Either way the report shows numbers, and healthy equipment gets called healthy.
Maintenance is the cheapest HVAC money you will ever spend, but only when it is real: readings taken and recorded, coils actually cleaned, drains actually cleared, and a straight report instead of a commission-driven discovery list. That is the version we sell, and it is why plan members mostly experience their systems as boring. Boring is the goal. Equipment seen twice a year almost never picks July or January to quit.
Financing through Synchrony and Wisetek is there when the timing is hard, and the emergency line reaches a real person 24/7. Serving Midlothian and the four-county southern DFW footprint: Ellis, Johnson, Dallas, and Tarrant counties. See finished work in the gallery.
From first call to fixed
- Real person on the phone, honest window, no four-hour maybe.
- Instrument diagnosis first. Talk of money only after the fault is actually found.
- Firm quote, your decision, zero pressure toward the bigger ticket.
- Verified results before the truck leaves, and a straight answer about what to watch next.
Scheduling reality, told straight: spring and fall book easily, July and January book hard. Maintenance-plan members get priority when the calendar tightens, which is one of the two honest reasons the plan exists. The other is that a system seen twice a year almost never surprises anybody, and boring is exactly what you want from equipment that runs three thousand hours a summer. Ask about the plan on any visit and you will get the honest math, not a pitch.

What does a real AC maintenance visit include?
Coils cleaned, refrigerant performance measured against spec, electrical components tested under load, condensate path flushed and safety-switched, airflow and temperature split recorded. If a visit doesn’t produce numbers, it was an inspection ticket, not maintenance.
When should I have my air conditioner maintained?
Spring, before the first real heat, so anything marginal gets caught at repair-shop pacing instead of heat-wave pacing. Fall is the heating system’s turn. The plan handles the timing automatically so it actually happens.
Does maintenance really lower cooling bills?
Dirty coils and a drifted charge each cost real efficiency, and both accumulate silently. Restoring them isn’t magic, it’s just physics returning to spec, and across five months of Texas runtime the difference is genuinely measurable on the bill.
Can maintenance prevent summer breakdowns?
Most of them. The parts that strand people in July, capacitors, contactors, condensate switches, motors on their way out, all show measurable decline before they fail. Catching them in April is the entire point of the spring visit.
Is a maintenance plan worth it over calling once a year?
The plan exists so the visits happen without you managing them, and members get plan pricing plus front-of-line status in peak season. If you’d reliably call every spring anyway, a la carte works fine too. No pressure either way.
